Building in Del Mar
Del Mar properties are close to the coast and often on sloping lots, and both facts change how a project is built.
Salt air reaches every property here. It is hard on metal, so on decks, railings, patio covers and exterior work we treat hardware as a specification rather than an afterthought — it is what holds a structure together and it is invisible once the work is finished.
Slope brings its own considerations. A deck stepping down a hillside needs far less structure than one platform built out over the fall, and level changes double as a way to separate a dining area from a lounge without blocking a view. Drainage matters more on a graded lot than a flat one, and where water goes after a paved area is added has to be part of the design.
Much of the housing stock is older and has been modified over the decades, so opening walls in Del Mar tends to reveal previous work. We would rather find that and tell you than close a wall over it.
